Investigations into the Potential Disposal of All or Part of Council-owned Land at Baltonsborough Road and 84 Sunshine Road, Austins Ferry

Glenorchy City Council is seeking feedback from the community about the potential disposal of all or part of Council-owned land at Baltonsborough Road (CT 141060/101) and 84 Sunshine Road (CT 128489/91) (the Land), including by sale or long-term lease.

Council has identified these properties as having the potential to support future housing development.

Unnumbered Land at Baltonsborough Road, Austins Ferry (CT 141060/101)

This property is zoned General Residential and is approximately 2,030 square metres in area. The reference to Baltonsborough Road (CT 141060/101) identifies the parcel of Council-owned land outlined in orange on the map below, not the road or road reserve. Neither the road nor the road reserve forms part of the proposed disposal.

84 Sunshine Road, Austins Ferry (CT 128489/91)

This property is zoned General Residential and is approximately 765 square metres in area and is outlined in yellow, below.

Baltonsborough Road (CT 141060/101) and 84 Sunshine Road, Austins Ferry (CT 128489/91)

Baltonsborough Road and 84 Sunshine Road, Austins Ferry (the Land), are next to each another and combined equal to 2,795 square meters of General Residential zoned land.

At its meeting on 29 May 2023, Council authorised preliminary investigations and community engagement to explore the potential disposal of the Land as part of Council's Statement of Commitment on Housing.

Since then, amendments to the sealed plans and titles for both properties have been completed to remove restrictive covenants and highway dedications that constrained the potential residential use of the land.

It is important to note that the proposed disposal of these properties and any future development of the Land are separate processes, each subject to their own assessment and approval requirements. A decision to proceed with the disposal does not constitute approval for future development of the land.

Before deciding whether to proceed with the formal land disposal process, as set out in section 178 of the Local Government Act 1993, Council officers invite you to have your say. Your feedback will assist in the development of a report and recommendation to Council on whether to proceed to the next stage of disposal. This report will be considered by Council at a future Council Meeting in 2026.

If approved, the next stage of the process will be for Council to advertise the disposal formally through a section 178 process set out in the Local Government Act 1993. This will be advertised via Council’s website and Facebook page as well as in the Mercury, in the Council Chambers and a notice placed on the property to provide all residents with the opportunity to make submissions regarding the proposal.
