Investigations into the Potential Disposal of All or Part of 261 Main Road, Austins Ferry
Glenorchy City Council is seeking feedback from the community about the potential disposal of all or part of Council-owned land at 261 Main Road, Austins Ferry (CT 52246/1), including by sale or long-term lease.
Council has identified the property as having the potential to support future housing development and other compatible uses, subject to the necessary planning and approval processes, including rezoning and subdivision.
The property is approximately 7.14 hectares in area, and currently includes land zoned Light Industrial, Open Space, General Residential and Rural Living. The approximate boundaries are outlined on the image below.

At its meeting on 28 March 2022, Council authorised preliminary investigations and community engagement to explore the potential disposal of the land as part of Council's Statement of Commitment on Housing.
Since then, Council has undertaken a range of investigations to better understand the site's opportunities and constraints. These have included site contamination assessments, remediation works associated with previous land uses, traffic investigations, environmental and natural values assessments and heritage investigations.
Should Council resolve to proceed with the proposed disposal of all or part of 261 Main Road, further planning processes would be required, including rezoning and subdivision to enable potential future residential development and other compatible uses.
It is important to note that the proposed land disposal, rezoning and subdivision, and any future development of the property are separate processes, each subject to their own assessment and approval requirements. A decision to proceed with the disposal does not constitute approval for rezoning, subdivision or future development of the land.
Do you have any comments or concerns about the proposed disposal of this property?
Before deciding whether to proceed with the formal land disposal process, as set out in section 178 of the Local Government Act 1993, Council officers invite you to have your say. You can provide your feedback by logging into your Let's Talk account (or registering) to complete the survey below.
Your feedback will assist in the development of a report and recommendation to Council on whether to proceed to the next stage of disposal. This report will be considered by Council at a future Council Meeting in 2026.
If approved, the next stage of the process will be for Council to advertise the disposal formally through a section 178 process set out in the Local Government Act 1993. This will be advertised via Council’s website and Facebook page as well as in the Mercury, in the Council Chambers and a notice placed on the property to provide all residents with the opportunity to make submissions regarding the proposal.
